Selling out a development 12 months early — before there was anything to sell

A new-construction residential community built a list of 3,000 engaged subscribers before its sales office even opened, on a relatively small budget and a short runway. The community ended up selling out more than 12 months ahead of schedule.

A new-construction residential community built a list of 3,000 engaged subscribers before its sales office even opened, on a relatively small budget and a short runway. The community sold out more than 12 months ahead of schedule.

The diagnosis

The goal — 4,000 new subscribers by launch — had to be hit before there was a physical product to sell. That timing ruled out our usual default: paid search doesn’t work when the people searching for condos in a location are ready to buy now and don’t want to find a project still under construction.

The strategic shift

With search off the table, we moved the program to paid social, targeting people who might not yet know they wanted to move, rather than people actively searching. Getting someone onto the list wasn’t the finish line either — buying a home is one of the biggest decisions someone makes, so the list had to be nurtured over time, not just filled.

What we changed

  • Shifted the primary channel from paid search to paid social to reach demand before it became active search intent.

  • Used lead-form ads to minimize friction and maximize signups from a prospecting audience.

  • Retargeted people who viewed the project but didn’t sign up on their first visit.

  • Ran an ongoing monthly newsletter and project-update cadence to nurture subscribers from aware to ready, rather than treating list size as the finished goal.

How to know if this is you

If you’re trying to build demand for something that doesn’t exist yet — pre-launch, pre-construction, pre-availability — paid search is usually the wrong primary channel, because it only captures people who are already ready to act. You need a channel that can build awareness before intent exists, plus a real nurture sequence, or your list will be large and cold instead of small and warm.
